About Modus Community Housing

Modus Community Housing is a Community Housing Provider operating in Auckland, New Zealand. We are regulated by the Community Housing Regulatory Authority and provide safe, warm, and dry housing to mature and elderly tenants. 

Modus Community Housing was designed as a way of achieving end-to-end control over the quality of the provision of social housing to allow new social housing capacity to be delivered at scale.

Michael Dallimore — Director

Dr Greg Coyle was Principal Advisor for The Salvation Army for over 10 years. He managed The Salvation Army’s relationships with the University of Otago, the Ministry of Social Development and the Department of Corrections. He managed Salvation Army Social Housing for three years and was responsible for managing the sale of Salvation Army’s HomeCare business in 2016. 

He has a Masters in Public Policy from Victoria University and his PhD explored the area of justice as fairness, using New Zealand’s drug subsidising agency PHARMAC as an exemplar. 

Greg has been a member of the NZ Institute of Directors for 20 years and sits on the St Vincent de Paul Wellington Board. He is also a member of the New Zealand Parole Board. He is married to Dr Jo Walton and has four children, all living in Australia.

David is Co-founder and Managing Director of Modus Group - Modus’ Property Development arm. A serial entrepreneur David has established a series of successful businesses and holds a number of Directorships. David was also Co-founder of Modus Construct - Modus’ Construction arm which successfully built a dozen medium density social housing developments throughout New Zealand, between 2015 and 2018. David holds Bachelors and Post Graduate Degrees, and is a member of the NZ Institute of Directors.

A passionate cyclist David established and sponsored a NZ Trade Team which ran for 8 years and acted as a stepping stone for a number of top NZ riders. Growing up on a dairy farm in Canterbury David enjoys both the outdoors and agriculture - his family still has dairy investments in Australia which he helps oversee. Committed to driving positive social outcomes, he established Modus Community Housing to enable Modus to provide a fully integrated social housing solution. With its first assignments on the horizon, David is very excited about the challenges that lie ahead for MCH.

Michael holds a Bachelor of Commerce and a Master of Business from the University of Otago. With nearly 20 years of experience in the property development sector, he has worked in both New Zealand and the United Kingdom. During his 12 years in London, he worked primarily with Savills plc, a global real estate services provider listed on the London Stock Exchange. At Savills, Michael was the director of a specialist London residential development team, offering planning analysis, loan security valuations, and consultancy advice to various stakeholders, including house builders, commercial property developers, funds, registered providers, local authorities, and banks.

Upon returning to New Zealand, Michael founded Vanguard Developments Ltd, focusing on add-value development and infrastructure opportunities in Auckland. He also established Van Dev Projects Ltd, providing consultancy advice to a range of developer clients, including Housing New Zealand’s Asset and Development Group. Michael is involved in managing residential projects throughout Auckland, from inception to completion, with a particular focus on delivering apartments and adopting higher-density developments for Housing New Zealand.

Bridget McNamara is an Auckland-based registered psychologist with a particular interest in the needs of young people aged 12–24. She is the owner of the psychology practice Balanced Minds, which provides short- and long-term therapeutic support to young adults and facilitates trauma-informed yoga groups for ACC’s Integrated Services for Sensitive Claims. She is a member of the senior Face to Face team at Youthline, providing therapeutic support and treatment to clients accessing Youthline’s counselling services, and has worked with the support organisation since 2013. 

She has also spent time overseas doing voluntary support work in India, leading and organising activities for women’s empowerment groups and running after-school programmes with children from migrant communities.

Hamish, with 15 years of professional experience in New Zealand and abroad, began his career as a partner at Mitchell Mackersy Lawyers. He now serves as the CEO at Mackersy Property, overseeing $1.7 billion in assets. Specialising in commercial property, high-density residential projects, and construction law, Hamish is known for his strategic advice and innovative thinking in commercial and business law. He is dedicated to understanding clients' commercial drivers and providing practical solutions, facilitating new ventures beyond traditional legal advice.

In addition to his legal and property careers, Hamish co-founded Modus Group, delivering over 100 houses and units across New Zealand for various sectors, including government and private low-income individuals. A member of the Institute of Directors, he is completing their Governance Development Programme and holds directorships in several small to medium-sized businesses. Outside of work, Hamish is married with three children and actively participates in community and sports groups, including coaching junior rugby and serving on the Central Otago Junior Rugby Advisory Board. An avid sportsman, he enjoys mountaineering, skiing, and biking.
