Maintaining Your Home

It is important to Modus Community Housing that your home is safe and secure. We have a team of people who can come and do work on your home when it is needed. Our tradespeople will identify themselves and arrange a time to work on your home.

There are a few things you can do to help us assess your maintenance issues as quickly and safely as possible.

  • Be home at the agreed time or give us plenty of notice if you can't be home. 
  • Move furniture and personal items that might be in the way.
  • Keep children and pet's out of harm's way.



Emergency Repairs

Emergency repairs are to protect you and the property from any imminent damage and any effect on health, safety or security.

Examples include:

  • Anything relating to fire safety, such as smoke alarm not working, or something that prevents you from being able to leave the property.
  • Oven/hob not working, so you have no way to cook.
  • No running water.
  • Major roof leak where water is coming into your home.
  • Blocked or broken toilet or drains.
  • A fault in the bathroom that means you can't wash yourself.
  • A fault with security such as broken window or damaged locks on exterior doors or windows that can't be secured.
  • A fault or damage that makes your home unsafe or insecure.
  • Electrical faults.

Water leaks often need emergency repairs. Please report any water leaks as soon as possible on 0800 624 247.

How long will it take?

Pest Control

If your request is urgent, please stay at home until the contractor arrives and finishes the job. This usually happens the same day as the request. 
If you are not home when the contractor arrives you may have to pay for the call-out.

Non-urgent jobs will usually be completed within 10 working days.

Modus Community Housing is responsible for ensuring your home is free of vermin and pests when you start your tenancy. 

You are responsible for ensuring your home stays pest-free throughout your tenancy.
